We trace the leak before we touch it

Most callbacks in this trade happen because someone caulked the closest suspicious spot and left. Water runs downhill along decking and panel ribs, so the drip in your hallway is rarely under the actual failure. We inspect the roof surface, the attic side when there is access, and the wall and chimney intersections until we can point at the entry point in a photo.

You get those photos, a plain explanation of what failed, and a repair price before anyone starts. If the roof is at the end of its life and a repair is throwing money at it, we say that too.

Common repairs in this valley

Wind off the Columbia lifts shingle tabs and loosens ridge caps. Summer heat cycles dry out pipe boots and sealant beads until they crack. Snow load and ice at the eaves back water up under underlayment. On older metal roofs, exposed fasteners back out and the neoprene washers harden and fail by the hundreds.

We repair flashing at chimneys, walls, skylights, and valleys, replace pipe boots and vents, re-secure or replace panels and shingles, correct fastener failures, and rebuild sections of decking where water has already done damage.

Storm and emergency response

After a windstorm we prioritize buildings that are actively taking on water. Temporary dry-in goes on first to stop the damage, then we come back with the permanent repair once the scope is clear and the weather cooperates. Damage is documented with dated photos and a written scope your insurance adjuster can work from.

Questions we get asked

How fast can you get out for an active leak?+

Active leaks and storm damage move to the front of the schedule, usually same day or next day. Non-urgent repairs are typically inspected within a couple of business days.

Why does my roof leak in one spot but the stain is somewhere else?+

Water travels along decking, rafters, and panel seams before it drops. That is why we trace the path from the attic side and the roof side instead of patching the nearest hole. Guessing is how a leak comes back next winter.

Is a repair worth it or should I replace the roof?+

It depends on the age of the system, how widespread the failure is, and the condition of the decking. We show you the photos and give you both numbers. Plenty of roofs we look at need a repair, not a replacement, and we say so.

Do you repair metal roofs other companies installed?+

Yes. Failed exposed fasteners, oil-canning panels, split sealant at seams, and bad pipe boots are some of the most common repairs we do on existing metal roofs across the valley.
