Blue commercial metal roof with solar panels installed by Empire Roofing Systems in Chelan County

Commercial roofing for Chelan and Douglas County properties

Built for property managers and general contractors. Standing seam, single ply, and structural systems installed on a schedule that respects your tenants and your build calendar.

For property managers

You need a roof contractor who reports in a format you can forward to ownership. Our commercial inspections come back with dated photos, a location map of every problem area, the repair options, and what happens if it waits another season. No vague line items, no surprise change orders mid-project.

Tenant impact is the part most bids ignore. We plan staging, dumpster placement, and crane or lift access before day one so entrances, drive lanes, and loading docks stay open. If a section has to close, you know which one and for how long, in writing, ahead of time.

For general contractors

We hold our scope and hit the date. Submittals and product data come back fast, our crew coordinates with framing, mechanical, and sheet metal so penetrations and curbs are flashed correctly the first time, and we do not leave punch-list items for the GC to chase.

Structural metal roofing over open framing, purlin and clip layout, and long-run panel handling are day-to-day work for us. On new builds we can carry roofing, steel ceiling liner, and exterior siding as one package, which removes a coordination headache from your schedule.

Systems we install and service

Standing seam metal for buildings that need a long service life with concealed fasteners and clean lines. Exposed-fastener panel systems where budget and speed matter more than the profile. Single-ply membrane on low-slope decks, including seam repair, curb flashing, and drain work on existing roofs.

We also handle the pieces around the roof that cause most leaks: parapet and wall flashing, gutter and downspout capacity, snow retention above walkways and entries, and penetrations for HVAC units and solar racking.

Scheduled around business operations

Retail, restaurant, medical, warehouse, and agricultural buildings all have different constraints. We ask what hours actually matter to you, then build the phasing around them. That might mean starting at first light, working weekends, or roofing one bay at a time so production never stops.

Every job ends the same way: site cleaned, magnets run over drive lanes and parking, close-out photos delivered, and warranty paperwork in your hands. WA Contractor Registration EMPIRRS793LC.

Questions we get asked

Can you work around our business hours?+

Yes. We phase commercial work so entrances, loading docks, and parking stay usable. Early starts, weekend phases, and section-by-section sequencing are all normal for us. We agree on the phasing plan with you before mobilizing.

Do you work directly with general contractors on new builds?+

Regularly. We read the plans, hold our scope, submit product data, coordinate with the framing and mechanical trades, and keep our portion on the GC's schedule. Structural metal, purlin layout, and panel work are all in house.

What systems do you install on commercial buildings?+

Standing seam and exposed-fastener metal, single-ply membrane systems, and structural metal roofing over open framing. We also handle curb flashing, gutter and downspout systems, snow retention, and roof penetrations for HVAC and solar.

Can you handle several properties under one manager?+

Yes. Property managers use us for scheduled inspections across a portfolio with one point of contact, one reporting format, and photo documentation per building so you can forward it to ownership without rewriting anything.
