Roofs on this side of the river

East Wenatchee runs from older orchard-era homes near the river up through mid-century neighborhoods and out onto the plateau developments that keep expanding east and north. Each band has its own pattern of problems.

The older homes usually carry simple gable roofs with add-ons stacked on over the decades, and it is common to find two or three roofing layers plus flashing that was caulked rather than formed. Mid-century homes tend to have shallow pitches that hold snow longer and drain slowly. The newer plateau builds have the most complicated geometry: multiple hips, dead valleys, and long runs of wall-to-roof transition where builder crews were moving fast.

Sun, wind, snow load, and freeze-thaw on the plateau

There is very little shade up here. Roofs take direct sun from morning to evening through a long, dry summer, and asphalt pays for it. Granules wash into the gutters, mats stiffen, and the sealant strip that holds the tabs down gives up. Attic ventilation matters twice as much on an exposed plateau lot, because heat has nowhere to go if the intake and exhaust are not balanced.

Wind is the other constant. Open ground means gusts hit the roof with nothing slowing them down. Ridge caps, rake edges, and drip edge fastening are the details that decide whether a roof rides out a windstorm or loses a section of it.

Winter brings snow load on the low-pitch roofs and freeze-thaw everywhere. Daytime melt runs down and refreezes at cold eaves, in shaded valleys, and at the north side of chimneys. That repeated expansion lifts flashing, opens seams, and drives water backward under the covering. Most February leaks we get called about started as a small detail failure the previous fall.
