Sun exposure near the lake is amplified. You get direct overhead sun plus reflection off the water, and roofs facing the lake age faster than the same product on the same house facing away from it. Asphalt dries and loses granules early, and anything sealed with caulk instead of formed metal fails sooner than the homeowner expects.

Wind is the defining factor up here. Open water means nothing breaks up a gust before it hits the roof edge. Uplift concentrates at rakes, eaves, ridges, and any overhang, which is why we tighten fastener and clip spacing at perimeters and use edge metal that is mechanically locked rather than relying on adhesive.

Winter brings heavy snow load on the higher elevation lots above town, and a long stretch of freeze-thaw everywhere. Shaded north-facing planes hold snow for weeks, so a roof melts and refreezes at the same points again and again. That cycle opens sealant, lifts flashing at chimneys and walls, and pushes meltwater backward under the covering at the eave.
